Welcome back to the Delmarva Real Estate Market Report with Ryan Haley. Just getting through the inauguration, we are looking at January 21, 2025.

This is the third week of January, and 1/24th of the year is behind us. Don’t fret, though—there are still lots of opportunities for you here on Delmarva for real estate, whether buying or selling. We’re starting to see some of that activity kick in.


We had a very busy weekend this past weekend, with the Martin Luther King holiday and the inauguration. A lot of kids were off school, which gave us a three-day weekend. Our listings are getting shown, and we’re definitely starting to see some offers come in, which is a good sign.


Looking back over the last seven days, here’s what we’ve seen on Delmarva:


Current Market Trends in Worcester County


In the last seven days, we had 62 new listings hit the market, while 37 went under contract during that period. Countywide, there are 574 total actives as of today. In the last 30 days, 121 properties went under contract, giving us a 4.75-month supply in Worcester County.


Wicomico County Market Overview


We had 29 new listings in the last seven days, while 24 went under contract. Things are fairly balanced in Wicomico County, with 222 total actives. In the last 30 days, 56 properties went under contract, resulting in a 3.96-month supply.


Insights into Sussex County, Delaware


In the last seven days, there were 131 new listings, while 136 properties went under contract. This means we’re outpacing the new inventory for the week. Countywide, there are 1,666 total actives, and 350 properties went pending in the last 30 days, giving us a 4.76-month supply in Sussex County.


Interest Rates and Impact


Interest rates have actually pulled back a little bit. As of today, we’re just over 7% on a 30-year fixed mortgage, and government loans are in the mid-sixes.
