We are midweek here, and what are we seeing in the pre-spring real estate market?

Well, we are getting ready for Super Bowl weekend. In the primary housing market, Super Bowl weekend is typically an indicator that the spring market is now ready to kick in. We are also about a week and a half away from Boat Show weekend here at the beach. The Boat Show, Valentine's Day, and President's Day—this is our unofficial kickoff to the spring market.

So, we are getting ready. Things are heating up, and we're seeing more listings. But here's what we've seen in the last seven days:

Current Market Trends in Worcester County

82 new listings have hit the market, while 48 went under contract. Countywide, there are 594 total active listings as of today. In the last 30 days, 246 homes have been sold. Our days on market are coming down slightly, and our months of supply are decreasing due to increased activity. Currently, Worcester County sits at 2.4 months of supply.

Wicomico County Market Overview

33 new listings in the last seven days, while 23 went under contract. There are 223 total active listings, and 71 homes have sold in the last 30 days, giving us 3.1 months of supply.

Insights into Sussex County, Delaware

165 new listings in the last seven days, while 135 went under contract. Countywide, there are 1,673 total active listings, and 401 homes have sold in the last 30 days, giving us 4.2 months of supply. This is the largest supply among the three counties but still below the six-month threshold, which is considered the balancing point between a buyer’s and seller’s market.

All three counties are still technically in a seller’s market in most areas.

Interest Rates Update

Quick snapshot—interest rates have not moved. We've been sitting just over 7% for quite some time. Some analysts are even calling it a "boring" interest rate ride, which is how it used to be for years—except for the volatility of the last couple of years. Right now, the 30-year fixed rate is just over 7%, while government loans are in the mid-6% range.
