March 13th means we are coming into the St. Patrick's Day weekend celebration here in Ocean City. Ocean City has the state's second-largest St. Patrick's Day Parade, which will be going on this Saturday. It's typically a time when many of our owners and visitors return to town. Some people believe that, depending on the weather and economic factors, this weekend can be the kickoff to the spring market. We will have to see if that happens.


Now, let's take a look at what has happened in the last seven days.

Current Market Trends in Worcester County


Starting with Worcester County, we had 98 new listings come on the market—a good number of new opportunities—while 71 properties went under contract during that period. That reflects increased activity on both fronts. Countywide, there are 678 total active listings as of today, with 213 properties going under contract in the last 30 days. That gives us a 3.2-month supply in Worcester County.

Wicomico County Market Overview

Moving on to Wicomico County, we had 42 new listings while 38 properties went under contract. Countywide, there are 238 active listings as of today, and in the last 30 days, 97 properties went under contract. That gives us a 2.4-month supply in Wicomico, the lowest inventory among the three counties.


Insights into Sussex County, Delaware

Finally, in Sussex County, Delaware, we saw 235 new listings in the last week, while 166 properties went under contract. You can see we're definitely adding inventory in Sussex County. As of today, there are 1,950 total active listings, with 481 properties going under contract in the last 30 days. That gives us a 4.1-month supply, which has remained fairly consistent over the past few weeks as I’ve brought you these market reports.

Interest Rates Update


Now, let’s talk about interest rates. Interest rates remain below 7%, which is great news. Currently, we’re sitting at an average of 6.82% for a 30-year fixed mortgage. If you're looking to do a government loan, such as FHA, USDA, or VA, those are coming in at the low sixes—right now, about 6.25%.
