Ryan Haley is back with the Delmarva real estate market report for the last seven days. We also want to take a minute to talk about what we've seen here in Worcester County, specifically by comparing February 2024 with February 2025.

Current Market Trends in Worcester County

Starting off with our typical weekly update—here in Worcester County, over the last seven days, we have seen a good amount of inventory hitting the market. In fact, we had 85 new listings in Worcester County in the last seven days, while 58 properties went under contract during that period. Countywide, we are at 720 total active listings as of today. Over the course of the last 30 days, 197 properties went under contract, giving us 3.7 months of supply in Worcester County.

Wicomico County Market Overview

When we look at Wicomico County, there were 27 new listings in the last seven days. That number seems to stay the same every week—last week, I believe it was 29, and the week before that, it was 28. It just seems like anywhere from 26 to 30 listings come on the market each week in Wicomico County. This week, we actually had a few more sales, with 33 properties going under contract in that period—outpacing the number of new listings. Countywide, there are 238 total active listings as of today. Over the past month, 101 properties have gone under contract, giving us 2.4 months of supply in Wicomico County.


Insights into Sussex County, Delaware

Moving on to Sussex County, Delaware, in the last seven days, we saw 230 new listings, while 155 properties went under contract. Countywide, we now have over 2,000 active listings. As of today, there are 2,039 active listings, and properties are selling at a pace of 551 per month, giving us a 3.7-month supply in Sussex County.

Now, as I mentioned, let's break down Worcester County for a year-over-year comparison. These stats are slightly delayed, but we are specifically looking at February. I thought it would be interesting to reflect on the past year and see what has changed.

Total Units Sold: February 2025 vs. February 2024—total units sold are down 12.4% in Worcester County. So, the number of sales has decreased.

Average Sales Price: Sales prices are up 2.6% over the past year. The average sales price in Worcester County this year is $477,000.

Median Sales Price: The median sales price stayed exactly the same—it did not go up or down.


Units Pending: The number of pending units in February was exactly the same as last year—175 properties went under contract in both 2024 and 2025.


Active Inventory: As I mentioned, we are seeing more properties on the market, which is great for buyers because it means more choices.


February 2025: 644 total active listings


February 2024: 567 total active listings


Months of Inventory:


February 2025: 3.8 months of supply


February 2024: 3.5 months of supply


This means that if no new listings came on the market, it would take 3.8 months to sell through all available inventory based on current demand.


Median Days on Market: 45 days (up slightly from last year).


New Listings: The number of new listings is actually down this year.


February 2025: 238 new listings


February 2024: 252 new listings


Some might ask, If fewer new listings are hitting the market, why do we have more inventory? The simple answer is that properties are taking longer to sell, leading to an accumulation of inventory.


Interest Rates Update

Now, what we are all anticipating is that we are still in the calm before the storm—meaning the spring market has not yet fully kicked in. With interest rates currently at their lowest level for a 30-year fixed mortgage, sitting at 6.77% on average, this is the lowest rate we've seen since last October. With improving interest rates and more properties to choose from, this should make for a very good buying opportunity this spring.
